Residents Who Won't Listen To Apt. Complex Manager

    My last apartment was in 71, the rent was 150 a month one bedroom, no utility bills, air conditioned and heated, appliances. A very nice swimming pool just outside my front door. The place was razed years ago and something newer was built. I looked at it with google earth and it looks more like condos than apartments. I don't go anywhere now that I got old. My last road trip to Houston was in 2008 on July 4th. I made a fast turn a round and since that time I have not driven that direction again. It is peaceful here and no one complaining about anything except gas prices and groceries..

    Plus, once that process has begun the tenant has no motivation, whatsoever, to follow any of the rules, and the apartment is likely to be thrashed by the time the tenant is successfully evicted.

    One owner told me that a guy he evicted had broken the commode, the bathroom sink and several windows before he left.
    Sure, an owner can pursue such things in a court but what will that avail? Even if the owner could find the tenant to sue him in a court, he has to prove that the tenant is the one who did the damage.

    No matter what happens, the back pocket is at risk. It’s just that an owner has to decide how much he wishes to shell out.

    I got laid off in the middle of my white collar career and paid my bills by cleaning out rental units in between tenants.

    I saw:
    -toilet seats ripped off of the hinges
    -holes punched into walls
    -doors ripped off of hinges
    -24" deep wall-to-wall trash in the living room, to include soiled diapers (I sure hope they had a kid)
    -overhead HVAC duct work covered with aluminum foil that had been stapled to it as some kind of Mind Control shield. Apparently the idiots didn't know that only tin foil is efficacious for that purpose.

    And people in my subsequent "real jobs" could not understand why they were always entitled to "more" while I generally had a sense of gratitude. I guess it all has a purpose.

    I love areas where they make it tough on landlords, block development, welcome illegals, and then wet their pants for "affordable housing programs."

    The apartment complex we lived in in Jacksonville, Florida, for 10 1/2 years, became a non-smoking complex, but not totally. An e-mail and letter was sent to each resident asking them how they felt about a non-smoking complex. There must have been enough residents that wanted the non-smoking to turn some of the complex that way, but there were some smokers that didn't like the recommendation at all. The maintenance supervisor was a heavy smoker and, each time he'd come out of the office and get into his golf cart, he'd light up. He smoked so much, we could smell the cigarettes when he'd do work in our apartment. But, very, very nice guy.

    There was a 45 year old single lady that lived across the drive from us and each time we seen her walking her dog, after work, she was smoking a cigarette.

    The complex posted "No Smoking Within 10 Feet Of Building" in front of our building and some others. The 45 year old lady, that wife and I got to know, didn't care about the sign and would walk right by it smoking.

    I have already stated this, but the manager here has told me this a couple of times, "I get tired of taking care of these kids in this complex". She wants to keep her job, so just what is she suppose to do? Obviously if she is overly strict, a resident can, and has, reporter her to Corporate. If she is overly strict, too many residents will move and that could cause trouble for her. It's almost like a "no win" type situation for her.

    And, like I've also stated before, the complex is definitely not noted for attracting any Seniors, but then again, from living here for almost 3 years now, we haven't seen any Seniors moving into the complex, let alone the city. And, that's exactly what the young people here want.

    Personally, I think the manager in our last complex (Jacksonville) had much more control over the complex than the lady does where we are now. But, the residents in the last complex where some 20-30 years older than the ones where we are now.

    Where we are now, truly seems like living in a college dorm. Seriously!

    Rules are basically for those without common values. A sign saying “No Smoking” or no drinking, no spitting no dog poop or whatever is useless because those who would do that without thought are lacking common values and wouldn’t pay attention to a sign anyway.

    Those with common values wouldn’t spit, throw their butts around or allow their dog crap laying around for someone to step in ergo they don’t need no stinking signs to begin with.

    Funny, but not funny.......we had a neighbor, who lived in the same building we did, that would constantly complain about the dog poop she seen. She would take her dog out to poop/pee, pick up the poop, see other dog's poop and get pissed off. "If I can pick mine up, why can't they be considerate and pick theirs up?" she would tell us.

    The owners/manager here have a DNA Dog Poop thing where, when the poop is picked up, it can be sent to a lab to find out what dog it came from. People who have dogs here, have to give the office something that is kept on file about their dogs poop. Unfortunately, dog poop has become so frequent here, Maintenance would be spending to much time gathering poop. It's not really, really bad, but bad enough.

    And, when summer heat and fly's show up, it can get very bad.

    Soooooo, the owner of the complex is going to spend upward of $275-$400 to check to see which dog’s DNA matches the culprit who crapped on the lawn? Reason has it that NO businessman in his right military mind would do that. A politician might but not someone who is looking to make a buck.

    Heck, if it’s such a bother then instead of that, the owner could give a tenant ( or you) $25 off on their rent and have them police the area for canine feces 2 times a day.
    It’s even easier than shoveling cow pies or road apples.

    Unlike the manager we had at the complex in Jacksonville, the manager of the complex were at doesn't keep an eye on her property that much.

    The manager at the Jacksonville complex, where we lived for 10 1/2 years, got along absolutely great with the manager. We would see her going with the maintenance supervisor, in the golf cart, to different areas of the complex to check something out.

    The manager here goes outside into the complex very little. She depends on the maintenance supervisor here to tell her things, but, the maintenance supervisor has told me "I tell her what I see (potential or existing problems), but she very rarely does anything about what I tell her. So, I've got tired of telling her certain things and just say nothing."

    We have a city dog leash law, but we've seen many residents without a leash on their dog. We have a small Dog Park, but many people here will just let their dog/dogs run free in the back of the complex. Again, the manager will send out a Notice about it, but that's it. Residents will keep right on taking their dog/dogs outside without a leash.

    It's like the manager wants to keep her job so badly, she "might" warn residents about certain things, but not follow-through with those that refuse to follow the rules/policies.

    Ya know Cody. It occurs to me that you have had Nothing good to say about that complex nor the manager. The only person you get along with is a gossipy maintenance girl and I do believe that the only reason you DO get along with her is Because she gives you more to complain about. I’m not trying to be nasty it’s just that you have such a dumped on bad attitude and for the life of me I can’t understand how someone can live somewhere for so long and not find something good to say.

    I hate cities and I don’t particularly like the street I live on and as a matter of fact I don’t like half the people I see on a daily basis. That said, I do not allow the things I dislike overwhelm or overshadow the things I like and love doing like watching the neighbor’s kids play or saying howdy to someone who looks like they need it.

    Find something joyful around you like the sky, the mountains and stuff like that. Find something that God has given you to see and hear and smell and write about that.
    Try to look past everything that you find dislikable and see how much happiness there is around you and you’ll find that a majority of what you complain so continuously about are just small stumbling blocks of little or no significance.
    It’s nice out here in the world but sometimes you just have to look for it.

    Well, Bobby, one thing for sure.........you don't live here! And, you've never been to the local McDonald's and heard what the Seniors, sitting around drinking coffee, and think of what's happened to their city. You think I complain, you should hear them!

    I'm a very friendly guy and absolutely nobody wants to be friendly in this complex. I'm serious, nobody! We can't talk to anyone here about things we like and like to do, because the folks in this city just aren't interested. As far as the maintenance girl, she talks to us, but I sure don't look at it as gossip. I look at it as being friendly. But, even she has told me that the complex is basically very unfriendly. Just how have we continued to live here for the last 2 1/2 almost 3 years? Don't really know, but it does take time to find somewhere else to move to.

    We lived in Jacksonville for 10 1/2 years and it only took one trip back here to realize we shouldn't have moved to the South or Florida in the first place. Actually, we shouldn't have moved back to Colorado. We should've moved up to Wyoming or someplace like it. Bad winters or not. However, we really didn't see just how much the area had changed from when we were here before (2003) to now. IOW, the Millennials have taken over and the long-time Seniors here hate it, but can do nothing.

    We don't have friends here because, again, NOBODY here likes what we like. The city, and almost entire area, looks like everyone came directly from Los Angeles. And, I'll say this again, the Millennials here plainly don't get along with the Seniors. They want every Senior to move out of their city. Yes, I said "their" city.
