    Why would you care about financing? You're not the buyer. And I had to arrange mine all on my own when I bought this place. If there's no advertising and finding buyers, there's no value-add to having an agent except to alleviate the fear that you're doing something wrong (which is perfectly understandable, albeit expensive.) I'd talk to a real estate attorney about what you're doing and see what he/she advises.

    And that "I have a buyer for your place" garbage is merely to see who might be interested in selling.

    I have no idea why I should care about financing. It just seemed like something I should care about. :p

    I've never been on the seller's side of this before. I bought the house, and there was a loan involved but a friend with experience helped me get through it, 40 years ago. It was not fun.

    I paid cash when I bought the land. No real estate agents were involved in either transaction. There was a lawyer involved in the land purchase. I still remember his name, Felix. He was a very nice man. lol

    If you say financing is up to the buyer, that makes sense. That takes care of step 1. Now, on to step 2. As soon as I figure out what step 2 is.

    I used to buy with a realtor and sell with a lawyer. We used to have an office supply store that had the offer to purchase etc. forms.

    Another thing to consider is that the seller "customarily" pays commission for both the seller's agent and the buyer's agent. So if the guy's offer comes in a little low, and he's not got an agent and you don't have an agent, you're saving those expenses...so you got room to move down a little.

    If it were me, my next step would be to find a real estate attorney. You'll want one lined up, and you can get questions professionally answered and off of your mind...and he'll advise you on stuff we'll never think of.

    Remember, this is all based on an assumption that this man is really interested in buying, which I seriously doubt when it comes right down to it. I need to figure that out first.

    As to the lawyer, Felix has retired, but his son Felix, Jr., took over his practice. I'll keep him in mind. :)

    Back to the comparables. I need to sleep on it.

    I was not allowed to sleep on it. He sent another message yesterday asking me to please at least "guess" at a selling price. :rolleyes: So I figured out a way to word a reply that provides lots of wiggle room, either way.

    So far crickets.

    I hope he still agrees to do the fence. ;)

    Received an email from my second cousin yesterday. The girl who sent a Christmas card out of the blue 3 years ago. The one who I struggled with writing a note to 1.5 years ago. Never heard from her until now.

    She is attending the wedding of her daughter's friend near Hiawassee in the north Georgia mountains in October. That's only 70 miles away as the crow flies....

    "The bride-to-be lives closer to Atlanta, so we may try to spend a few more days there. We would love to take you out for dinner or something! What do you think?"

    What do I think? I wonder if they'd like to go fishing. o_O

    No, it's just that I have very little experience with out of town visitors. Either as a host or a visitor myself. It makes me nervous.

    By the way, I learned a new term just yesterday — Weaponized Incompetence. o_O

    It's when you pretend you can't do something, in order to get someone else to do it for you. A form of manipulation.

    I don't do that, but there are many situations where I'm truly incompetent. No one believes me, because it's usually something that everyone else knows how to do. Selling property is one of them. This is another.

    I had to laugh at "Weaponized Incompetence." I always called those things "Aggressive-Passive."

    Regarding out-of-town visitors: I have had brief experiences. "Your home is my home" is not something you want to be subject to. And "I need to inspect your bags" upon departure is an awkward spot to be in.

    Just recommend a motel or restaurant. Or, first, ask where she would like to meet for dinner.
    Not your house, because there is evidence of bubonic plague there. Or the brothel is full.
    She said she wants to TAKE YOU out to dinner.
    It could be fun to hear about things. If not, you have to run because you promised to feed Dwight's cat!:rolleyes:

    You guys are funny. I will keep all that advice in mind for the future.

    I remember now she joined the Marines for 4 years right out of high school. She seems like a very nice person from correspondence. She has a new 1 year old granddaughter. Oops!

    Anyway it's too late. I just sent her a very short email which took me 2 hours to compose. I'm going to do this. And I'm going to try to do it right. It won't kill me.

    Didn't mention overnight guests at my house in town. But suggested an empty 2 bedroom 2 bath double wide available, with fishing privileges, if they needed a place to stay.

    Now I got to go do some dusting out there and fix the drain in the bathroom sink. It's good motivation to get it done, whether they take me up on it or not. I've got at least a month to get ready.

    I made a strategic mistake. First home football game today, at 6 pm, the worst possible time. Must take advantage of great weather today and no rain.

    Plan A: Leave town in the morning, mow, finish the spraying, and measure that sink drain (to replace). Return just after 6 pm, but before half time. The game is with Tennessee-Martin. o_O People will start leaving right after half time.

    On second thought. It's cutting things too close timewise. If I get held up even a half hour coming back, it might take 'til midnight to get home. They change all roads to outgoing when traffic picks up.

    Plan B. Stay home and mow the lawns. The neighbors have set up a tailgate style party next door in the back and it started early this morning. Even though this mower is rather quiet, it's not that quiet. It would be rude to mow.

    Plan C: Think of something else. There are plenty of things to do inside.

    Seven home games. Only 6 more to go, and we get rid of 4 of them by October 7th.

    What a pain in the butt.

    I always seemed to get caught in my prior town of residence when they would do holiday parades and I had errands to run. As a single guy with no kids, I took a curmudgeonly attitude towards having my life disrupted like that.

    "Get off your lawn!" dammit
